SOUTH HADLEY Developers broke ground on May 23 for a $10 million housing complex at 513 Newton St. that will feature 36 upscale homes aimed at people age 55 and up. Developer Edward Umbrasas explained to Reminder Publications that site work has already commenced on "StonyBrook Village" and he plans to have the first model home ready by Oct. 20. The development will be driven by sales, but he expects the entire project would be completed within two years. There will be two models offered to prospective buyers: a 17,000 square-foot home priced about $379,000 and a 18,500 square-foot home at about $410,000. Although Umbrasas said the marketing would target Baby Boomers, the complex will not be restricted to a certain age group. He said the homes would be single story living designed for changes in a person's life as he or she ages. Umbrasas said the homes would be energy-efficient and feature amenities such as granite countertops and wood floors. Also being constructed at the site is a 5,000 square-foot commercial building that will house professional offices. Umbrasas said there is already interest in the building, which he said would have a low impact on traffic on Newton Street. Select Board Chairwoman Marilyn Ishler said she was please to see the parcel of land finally developed. She added that housing for people aged 55 and over is important for a community as it creates openings in the housing stock for young families. |
