New neighborhood coming to Forest Park

SPRINGFIELD Veteran contractor and real estate developer Lesley Clement is creating a new neighborhood in Forest Park.

Over the next four years Clement will build 36 homes and create four new streets off of Brentwood Street. So far, the development represents a $2 million investment in the city, Clement explained to Reminder Publications.

The approach Clement is taking to the homes is one that follows a growing national trend: building homes for future needs.

Clement purchased a large site that had once been a farm and on which there was little previous development. She then added other parcels to complete a 12-acre area to develop.

Her model home illustrates the philosophy behind the development. The 2,600 square foot home has a full in-law apartment on the first floor. Clement said the house is designed to have plenty of room for a growing family. Then, for empty nesters that might be taking care of an elderly relative, the in-law apartment is a valued feature. Finally, the house is ideal for elderly residents who want all or most of the house's features on one floor.

Clement's second home on the first of the new streets June's Way, named for one of her daughters -- is currently under construction. This home's layout is designed for the possibility of elderly residents who don't want to negotiate staircases, so again all of the necessary features are on the first floor. On the second floor, there is essentially a duplication of those features -- including a kitchen -- that could be occupied by a full-time caregiver.

Once again, Clements explained the idea that a couple could raise a family and have a home that suits their changing needs as they grow older.

The model home was built in the "shingle" style of architecture and features natural materials such as stone and cedar shingles. It sits on an 8,500 square foot lot and has the foundation for a future two-car garage. The home features four bedrooms and three full bathrooms and one half-bath.

There is a propane gas heating system and central air conditioning.

The cost of both the model home and the second house now under construction is $399,900.

Besides building homes, Clement also assists her buyers with financing decisions and has a service to make a buyer's existing home ready for the market.

"Why couldn't we offer services based on what people individually need?" Clement asked. The answer was she could.

Clement has been involved in a number of homes around the city both new construction and rehabilitations since the 1980s when she was a union carpenter.

The first group of homes in the new neighborhood is expected to be completed this summer.
