Mill 8 looking for residents as construction begins

LUDLOW — The apartments at Mill 8 are currently under construction with a 2024 move-in date.

WinnDevelopment plans to renovate the 110-year-old, 4-story, 220,000-square-foot Mill 8 into approximately 95 mixed-income units for adults over the age of 55 with 147 parking spaces, a fitness center, a resident lounge, laundry facilities, work pods and an outdoor community space.

In a marketing flyer for the apartments, it said, “The Residences at Mill 8 offers unique apartment floorplans with exposed brick, restored beam ceilings and tall windows with beautiful views of the riverwalk. Choose from 1-, 1- plus den and 2-bedroom apartment homes with white shaker kitchen cabinets, stainless steel appliances and open layouts.”

The project is also looking to work with Renaissance Medical Group to establish an adult day health facility using most of the building’s ground floor with on-site medical and supportive services for those living in Mills 8 and 10 as well as the broader community.

Westmass Area Development Corporation President and CEO Jeff Daley said, “We anticipate about 48,000 square feet of the first floor becoming retail and/or office space like commercial. There is restriction so a lot of regular businesses can’t be in there because of the residents above, but we think we are going to have some pretty good activity of some light retail, sandwich shop, coffee shop atmosphere as well as office space.”

The selection process for Mill 8 will be done like a lottery, the same way it was done for Mill 10, with interest forms that can be filled out available at the Ludlow Senior Center or Mill 10.

Once the final applications become available, those chosen will receive an application in the mail.

Daley said, “Mill 8 we are excited about. As I am sure many have noticed, we allowed WinnDevelopment and their construction developer to come in and start early on the project. They are moving real quick.”
This project comes after Mill 10 was recently transformed into mixed-income, senior housing in 2017.
That project included 75 units of mixed-income age-restricted housing.

Town Administrator Marc Strange expressed how excited he was for the continued transformation of the Ludlow Mills.

He said, “The ongoing construction creates excitement and anticipation of what’s next in Ludlow. We look forward to celebrating Mill 8’s opening in the summer of 2024 and welcoming new residents into our downtown area.”

President and managing partner of WinnDevelopment Larry Curtis talked about how much these projects can bring to Ludlow after Mill 10 was completed and Mill 8 was in the design phase.

He said that there is a three- to five-year wait for vacancies in the Residences at Mill 10 “proving how vitally important it is to deliver additional quality apartment homes to seniors in and around Ludlow.”
